Bridging Loan

This is a short-term loan facility normally up to 12-18 months used mainly to bridge a funding gap on the purchase of property. Normally the total sum borrowed plus interest is payable at the end of the loan term.

Special Situations

This is normally an event-driven situation which prompts investors to take advantage of situations where there could be stress in the market for usual forms of financing open to the sponsor. But the sponsor has a quality underlying asset & profitability record but simply requires a refinance to maintain affordability. Examples of this include hotels and construction companies.

Invoice Finance

The amount debtors owe to the creditor is provided to the creditor as a short-term loan (when debtors’ amounts become payable). The finance provider takes over the amount owed to the initial creditor.

Mezzanine

Mezzanine finance is a hybrid of both debt and equity. This type of finance is commonly unsecured and used for larger finance amounts whereby the borrowing is intended to be repaid through profit gained. The loan is originally offered as cash with a portion transforming into equity over time.

Developments

Property Finance or sometimes known as Property Development Finance, is a short-term loan for outright property purchases and property developments, such as refurbishment projects or construction, which is usually based on gross development value – i.e. what will the site be worth when the refurbishment or construction project is finished.

Joint Venture

Joint Venture (JV) finance offers you a simple, straightforward way of financing your next property development project. Typically, this involves 50-100% funding by an investor or partner, for a profit share. We have numerous lender Joint Venture partners & investors who will consider 100% funding the right project, with the profit share amount determined by the individual lenders assessment of risk, amongst other things.
